签署商品房预售合同须提供的材料(原件):

申请人民币按揭贷款须具备的条件:
贷款申请人(以下简称“申请人”)须具有完全民事行为能力;
申请人须有稳定的职业和经济收入并能按时偿还贷款本息;
申请人须向开发商支付30%以上的首期房款
贷款期限为1-25年,最长可达30年(但是,申请人现年龄+贷款年限<60岁)
申请人民币按揭贷款须提供的材料:
申请人本人的身份证、户口本(外地人另须提供暂住证);已婚的还需其配偶身份证、
户口本(外地人另须提供暂住证)结婚证;(注:户口本须提供首页、本人页、变更
页)
加盖单位公章的收入证明原件(月还款额不超过月收入的1/2);
单位营业执照副本复印件(加盖公章、通过最新年检);(注:单位住所地在外地的,
加盖公章的收入证明及营业执照副本须经单位住所地公证处公证)
本人或配偶有名下的其他资信证明——贷款额200万元以上必须提供,其他自愿提供
(如存款证明、其他房屋所有权证、机动车行驶证、持股证明等),价值不低于贷款额
的1/2;
首付款发票复印件;
夫妻双方须同时到场签署按揭贷款文件,如一方不能亲自到场的,可以授权另一方代理
签署相关文件,但应提供授权委托书及公证书;
两人以上联名购房的须提供产权份额分割协议及公证书、连带还款责任声明及公证书;
委托他人代理签署按揭贷款文件的,须提供授权委托书及公证书。
观唐购房所需缴纳费用
1) 签约时所需缴纳的费用
《北京市商品房预售合同》印花税:房价×0.05%
2) 办理人民币银行按揭所需缴纳的费用
律师费:贷款额×0.3%
银行开户费:10元/套
住宅房屋保险费:保险金额×对应保险年限的费率
3) 办理产权时所需缴纳的费用
契税:房价×3%
维修基金:房价×2%
产权证贴花:5元/套
测绘费:100-200元/套
产权登记费:80-100元/套

Cathay View property purchase fees and expenses:

Stamp duty: 0.05% of purchase price
②Fees related to RMB bank loans
Legal fees: 0.3% of loan amount
Bank account set up fee: RMB10.00
Property Insurance: rate of insured amount * loan period
Note: Fees and expenses for foreign currency mortgage varies subject to particulars of bank and individual applicant
③ Fees and expenses related to transfer of Title Deed (per transaction)
Deed tax: 3% of purchase price
Maintenance fund: 2% of purchase price
Stamp fee: RMB5.00
Survey fee: RMB100.00-200.00

Companies registered in Beijing (or other provinces) submit Business License (copies)
Authorization from superior Departments, or company’s Board Resolution for property purchase
Power of Attorney for company’s Legal Person and attorney’s ID
Proof of Legal Person’s identity and attorney’s ID card
and any other related documents
Companies registered in other provinces require local notarization
Bank does not provide mortgage service for companies registered in other provinces
